A recent article confirmed what we already knew – Reno’s real estate market is sizzling! In fact, it’s hard to picture the market slowing down as we think of the current projects underway and the big booms we’ve seen in the last few years. With the buzz gaining attraction, let’s look into Reno’s hot real estate market.

 

Business Insider gathered insights from real estate professionals from a variety of markets to see if there were any cities that were repeatedly brought up as explosive markets. They found that there were 15 places that were brought up in a prediction of the most popular real estate markets for the next ten years.

 

While the study didn’t include an overall ranking system, it’s nice to see Reno included in such an important list among places like Long Island City in New York and Boston, Massachusetts. The news shows how Reno is an adaptable city that bounces back and finds new ways to thrive. After being one of the cities hit the hardest by the Great Recession, Reno is now making strides to be a real estate market that everyone turns to watch.

 

Many point to Reno being a market to watch for the city’s current draw to big businesses. Tesla is but one of the companies that have decided to set up shop in the neighborhood, and it’s creating a great influx of jobs and economic growth. With the International Airport allowing residents to jet off wherever their heart desires and no state income tax ensuring you keep more of your money in your pocket, Reno has many perks. These perks are drawing more and more California natives to move to the area to get away from the growing costs of living in our neighboring state.

There used to be a time where you would drive downtown and see dilapidated motels and homes that needed some much-needed love to keep them standing, but that’s been something we’ve rapidly seen change over the last few years.

 

The expansion of the university and the cleanup projects happening in part due to the Neon Line District have brought a vibrancy to the community again. We’re seeing some continuous changes, and it’s not slowing down anytime soon.

 

In fact, Reno’s West Fourth Street is part of a current redevelopment project that will change an old motel into new apartments. The Courtyard Inn Motel is the latest piece of property to be bought up for the Neon Line District, and after the $5 million investment has been made, the motel will be a 38-unit apartment complex called Loft 601.

 

The new project will include plans to save 10% of the units for affordable senior housing. Loft 601 will be studio apartments with a new community room and kitchen for tenants to use. Construction is underway, and the target move-in date for renters is July 1.

 

In the last few years, Fourth Street alone has demolished or redeveloped 300 units of housing in hopes of updating the neighborhood and improving the living conditions in the aging properties. The overall end goal is to make the Neon Line District an attractive location for tourists and new renters alike, and that’s already been seen with the Burning Man art pieces along the corridor.

 

There are also talks about the Neon Line District being recognized by the city as its own district in order to seek funding for bike lanes and improvements to the general structure of the neighborhood.

A not-for-profit group of knowledgeable individuals has been hosting monthly events to help small developers and residents strengthen their neighborhoods with small-scale real estate projects. The group is called the Incremental Development Alliance, and they support the idea that communities are built from within. They help residents invest in their communities and help businesses with small scale developments in order to ensure the area grows and thrives.

 

The first of the monthly Incremental Development Alliance talks took place in Reno on November 5. Andrew Samuelsen was the guest of honor, and he talked about how he switched careers from Software Development to Real Estate Development in Reno, as well as all of the steps in the process to complete his first big project.

 

The next Incremental Development Meetup will be on Tuesday, December 3, from 6 – 7:30 PM, and will be held at the Reno Collective. This group is geared towards landlords, developers, architects, designers, wanna-be developers, city planners, and anyone who wants to strengthen our neighborhoods using real estate development as the tool. The Gateway District is a historic neighborhood in Reno and is bordered by Interstate 80, Ninth Street, Virginia Street, and Evans Avenue. This means that the Gateway District is close to the entrance of the University of Nevada, Reno’s campus and the perfect location for the university to set their sights for expansion.

 

UNR has already begun tearing down eight homes in the area as part of the plan to make room for academic buildings and a parking garage. For anyone driving down Center Street, metal fences and bulldozers can be seen in preparation for the project. One house has already been razed, and three more are scheduled to follow shortly.

 

Before 2019 is over, the demolition portion of the project should be completed, but the timeline could change depending on permit approvals. Center and Lake streets are rife with demolition currently and will be seeing a lot of construction in the next couple of months.

 

To keep the project moving, a design for a parking garage located in the University Gateway Precinct is underway. With student and faculty growth multiplying, there’s a large demand for more parking spaces close to the campus. The Gateway Precinct parking garage will add an additional 720 to 1,000 parking spots in a desirable location at the south end of campus. The current design shows the parking garage is an eight-story, 250,000 square-foot structure to be completed fall of 2021.

 

That’s not the only design that the university has been working on though. There are also specs for a new multi-story College of Business building located in the University Gateway Precinct underway. The building will house the Ozmen Center for Entrepreneurship, the Nevada Small Business Development Center, the Dean’s office, and a Student Success Center, as well as auditoriums, classrooms, offices, specialty lab spaces, retail, and supporting functions. This project is a little farther off as it’s projected that construction won’t begin until the summer of 2021, with completion happening in the summer of 2023.

With all of the construction happening, it’s hard to keep up on what projects are taking place and what has been done in the recent months. Esprit Townhome Apartments
The Reno-Sparks housing communities are seeing a large need for middle homes, better known as a market between apartment living and single-family home lifestyles. The Esprit Townhome Apartments consist of 126 three-story townhouses tucked on a 7.88-acre lot. The construction area is close to Veterans Parkway and Geiger Grade. Construction crews are already clearing the land and it’s expected that the clubhouse will be finished in spring 2020 with residents starting to move in around that time.

 

OnTrac
This logistics firm is currently building a 186,600-square-foot space in Reno’s North Valleys. The new facility could be a complement or a replacement of the 165,000-square-foot distribution center on Vista Boulevard in Sparks, but there’s been no word on what OnTrac plans to do with both properties.

 

The Pavilions
The Pavilions shopping center on South Virginia Street continues to be touched up. The whole shopping center is getting a facelift with a new lumber and slate exterior. There has also been interior demolition of walls, grid ceilings, and HVAC systems.

 

Steamboat by Vintage
Last July a low-income apartment project broke ground and it’s finally coming together! The clubhouse is open and the first apartment buildings have residents moving in. The development has one, two, and three bedroom apartments available for people who fit the low-income household thresholds. The property also features three playgrounds, an outdoor swimming pool, a fitness facility, and a dog park.

 

Affordable housing continues to be an area that developers and city officials are focusing their attention. With this comes a lot of construction and new projects springing up. There are a lot of projects currently underway and they can bring more growth and opportunity for the community. Below are some of the developments you should know about.

 

Aloft Hotel
Located immediately adjacent to the Reno-Tahoe International Airport is a 164-key Aloft hotel that will be the first tech-forward lifestyle hotel in Reno. Aloft falls under the Marriott International hotel umbrella, and Reno will be the company’s first Nevada location. The hotel is said to come with a vast array of amenities including portable breakfast pots instead of continental breakfast, live music in the lounge performed by indie artists, and towels and toiletries delivered by a robot butler. Rooms will also feature 9-foot ceilings, rainfall showerheads and pet-friendly touches for dogs under 40 pounds. The target opening date is set for sometime in the spring of 2020.

 

Chase Bank
Chase Bank has been very open about the desire to expand the company’s reach in Nevada, which is why the newest branch will be coming to Spanish Springs. While the permits were issued back in March, construction hasn’t quite happened yet. It’s hard to say when this second Sparks location will open up, but it’s a big step in Chase’s plans to join the Northern Nevada community.

 

ER at McCarran NW
North McCarran Boulevard will soon be the sight of a new emergency room, all part of Northern Nevada Medical Center’s expansion plans. There’s currently a shortage of doctors in the area and this construction project has hopes to remedy that. The 10,840-square-foot facility is expected to open sometime in 2020, and there are plans to work on models to increase access to behavioral health services.
