It’s a fact that has only been highlighted more since the pandemic, where housing shortages were constantly covering the headlines. The U.S. Census Bureau has released information regarding how our population has changed in the last decade, and we’re here to help you take a look at Reno and Nevada’s growth.

What’s changed in the last ten years?

  1. Nevada has become more populous, with an added 404,000 residents.
  2. Nevada’s population grew to 3.1 million.
  3. The majority-minority state ranked as the United States’ third most ethnically diverse.
  4. The state’s 18 and older population grew by more than 18%.
  5. The state’s 18 and under population grew by 4%.
  6. Nevada’s urban counties grew more significantly than its rural counties.
  7. More than 95% of the population growth in Nevada occurred in Clark and Washoe counties.
  8. The Reno metro area grew 15.3%.
  9. Even with the slowed population growth experienced in the last decade, Nevada was still among one of the fastest-growing states.

Why is the U.S. Census data important?

Data received from the U.S. Census will be used to allocate funding, decide where to build roads and how to respond to natural disasters, and help reapportion and redraw legislative and congressional districts. These decisions have drastic effects on cities and states and will lead the decisions that are made for the benefit of residents for the next ten years.

October is the time where things go bump in the night, and everyone’s looking for something that might give them a fright! If you’re looking for a Halloween adventure, there are some haunted hot spots to visit in Virginia City.

 

Just 30 minutes outside of Reno lies the historic town of Virginia City. With buildings and events dating back to the 1800s, haunting and harrowing tales have been coming from the community for over a century. On your next visit, be sure to check out:

Delta Saloon

Virginia City once had 100 saloons, but the Delta Saloon was the most famous for its gaming room, which features the Suicide Table — a gambling table that has hosted many famous men betting for high stakes.

Historic Fourth Ward School

Originally built to be one of the finest schools in the area in 1875, the building is now a museum highlighting the history of the Comstock. Visit the Fourth Ward School for its exhibits, to say you visited the only Second Empire building still standing in the United States, or because the former teacher, Miss Suzie, is still seen searching the grounds for her students.

Mackay Mansion

The Victorian-era mansion was constructed in 1859 by George Hearst and is one of the few original structures that survived two major fires to hit Virginia City. Mackay Mansion has been featured on Ghost Adventures and the Dead Files, and visitors report hearing two little girls running on the staircase, seeing the maid Harriet in the parlor, and seeing a Shadow Man upstairs.

Piper’s Opera House

Piper’s Opera House has been listed by the League of Historic Theaters and has been called one of the most significant vintage theaters on the West Coast. Tons of performances were hosted on the stage over the years, and it’s said that entities visit to relive their glory days and put on a show for fans.

St. Mary’s Art Center

Originally a hospital for the Comstock miners, this building was constructed in 1875 but was left empty and abandoned for many years after the Gold and Silver Rush declined, only to be saved in 1964 and turned into a stunning art and culture center. St. Mary’s Art Center is said to still house some of the patients and nurses who frequented the building during its time as a hospital.

Storey County Courthouse

As Nevada’s oldest continuously operating courthouse, Storey County Courthouse operates as a museum today and boasts one of the few Lady of Justices in the country that is not blindfolded. It holds a haunting tale of a cry for justice and a man who walks the halls, trying to share his story.

Sugarloaf Mountain Motel

The quaint and cozy motel is situated in a 19th-century brick and stone former miners’ residence. The Sugarloaf Mountain Motel is full of ghost stories and even has a book for guests to share their own ghostly experiences at the venue.

Old Washoe Club

Built to be a luxury bar for high-status men, the Old Washoe Club housed the Millionaire’s Club and was where several people took their last breaths. The death toll has never been confirmed, and it’s said that has lead to some unrestful souls that still wander the halls.

We can all admit that 2020 has been an unexpected year, and many are wondering what 2021 will hold. It’s been a question that many real estate professionals are fielding from their clients, and as your trusty real estate advisors, we’re here to offer some predictions on trends for purchasing a home in 2021.

Even Lower Mortgage Rates

2020 brought some of the lowest mortgage rates we’ve seen, but Fannie Mae, Freddie Mac, and the National Association of REALTORS® are all predicting that those rates will fall again or stay flat in 2021. If you thought you missed out on getting a great 30-year fixed mortgage rate, you may be wrong!

Prices of Homes Will Increase

This year has marked a remarkable increase in home prices, and we’re likely to see more of the same in 2021, but at a slightly lower rate than that of 2020. Freddie Mac and the National Association of REALTORS® showed that prices increased by 5.8% in 2020, and they are likely to rise by 2.7% in 2021.

Making Compromises Will Be Necessary

Because of the bidding wars that are happening, it’s likely that you will need to closely look at the loan you’re pre-approved for and look at homes below that budget to account for higher deposits, full-price offers, multiple offer situations, and those waiving appraisals and inspections altogether. Take a hard look at what you need and what you want, then crunch the numbers on the down payment, lender’s fees, and property taxes you will face for the homes that meet your budget and the items on your needs list.

Inventory Will Remain Low

Unless buyers leave the market or new construction home builds increase exponentially, we will continue to see low monthly inventory. This is what will contribute to the increase in home prices that we talked about earlier. Low mortgage rates are incentivizing many to purchase a home now, but there’s a supply shortage of homes for buyers entering the market.

Minimize energy use

With more time spent at home comes more energy used and higher utility bills. Take time to find ways you can cut costs. You can start by:

Just as many of us have been using the time at home to build new skills, take on new projects, and think outside the box, the city of Reno has been doing the same. The future of Reno looks bright, and it’s partly because of some exciting developments that are on the horizon. Check out the latest construction projects around Reno and Sparks.

Reno City Center

The former Harrah’s casino is a part of a new project to turn downtown Reno into a place where live, work, and play culminate perfectly. The west tower isn’t slated to wrap for another two years, but when finished, it will include apartments, retail space, and public green space.

Keystone Commons

With financing secured, Keystone Commons has begun rolling forward on construction for the parking garage, four-story apartment building, and retail space. Some of the brands that have leased space in the upcoming development include In-N-Out Burger and Starbucks.

The Oddie District

The former Lowe’s building in Sparks is currently the site for a $30 million work-live development. It will feature 40,000 square feet set aside for a maker space component and 60,000 square feet set aside for “flex-tech” spaces that can double as living quarters. The massive project has also set aside 9,000 square feet for small businesses, 10,000 square feet for restaurants, and 8,000 square feet for a brewery/distillery.

Swope Middle School

In an effort to help alleviate any overcrowding, Swope Middle School is undergoing some construction to add a new gym, new classrooms, and new HVAC systems throughout the school. Construction is expected to finish by 2022.

T3

There’s some new momentum to report for the T3 development. Permits for a five-story apartment complex and a five-story parking garage have been submitted. There are also plans for retail and green space, but progress hasn’t started on those projects yet. With a completion date in 2023, this development will be one to watch out for in the coming years.

Set a monthly savings goal and a down payment goal

Start off by looking at what you already have saved and how much money you would like to have that goes towards a down payment for your home. Then begin to look at your expenses each month, current wages, and calculate how much you can reasonably save each month to meet your goal. This can also help you see if you may need to find a side hustle or cut expenses to help you increase the savings you’re setting aside each month to meet your goal.

Avoid big purchases

Every penny you have should go towards paying for the things you need and saving for purchasing a home. Even if you’ve met your down payment goal, you’ll want to have money set aside to cover closing costs, home inspection fees, moving costs, home repair projects, HOA fees, home insurance costs, etc. The latest iPhone will still be there when you’re a homeowner. Sacrificing a big purchase now will pay off in the long run!

Begin reaching out and making connections with real estate professionals

You want to build relationships with people who can help you achieve your goal of purchasing a home. Create a list of potential real estate professionals you’d like to work with and interviewing them to see which one will be a good fit for you.

Begin meeting with lenders to talk about what kind of loan you qualify for

Meeting with lenders is a very important part of the homebuying process. You need to know how much house you can afford to buy as well as the interest rate to pay back the loan. If the interest rate is too high, it may have something to do with your debt-to-income ratio, and your lender may be able to give you advice on how to pay down your debt while saving for a home to score you a better deal on your mortgage!

Get your credit score checked and contest anything that’s wrong

Your credit score can also have an impact on the mortgage rates you’re offered, so be sure to get a detailed report and contest anything that is wrong or fraudulent to have it removed from your credit history.

If there’s one piece of advice we could give everyone, it’s to be inquisitive and question everything. That advice is especially important in the real estate world. As a home buyer, you’re making one of the most important and biggest financial decisions of your life, and you don’t want to go through the process confused or unaware of what you’re getting yourself into. Below are some important questions to ask throughout the homebuying process.

Questions to Ask Your REALTOR® About the Community:

  • How good is the school district? How do the schools in this neighborhood stack up against other schools in the area?
  • How close are the nearest hospitals, grocery stores, businesses, etc.?
  • Is there anything that would be considered a nuisance going on regularly in the area — construction, trains, planes flying overhead, etc.?
  • Is there an HOA, and if so, what are there regulations, dues, etc.?
  • How does the resale value of homes in the area do year over year?

Questions to Ask the Home Inspector:

  • Is there insulation in the walls and ceiling, and is it sufficient for the home?
  • Are there any foundation or structural issues?
  • Is there anything in your report that you think I should have an expert inspect or repair?
  • Was everything you saw normal wear and tear, or are there problems with the home?
  • If you were in my shoes, would you feel like you were making a good investment in buying this home, or are there areas for concern?

Questions to Ask Your Lender:

  • Do you know of any mortgage programs that I qualify for and could lower my costs?
  • Will a higher down payment improve the interest rate you can offer?
  • What do my projected monthly mortgage, property taxes, and homeowners insurance costs look like?
  • How much should I expect closing costs to be?
